How we do it — our professional method, step by step
Every contract is drafted under the law in force on the day it is signed, whether for one room or the whole home.
Your tenants run on autopilot as far as you are concerned.
Digitalised tasks so nothing waits, fails or drags.
Active sourcing and screening of every profile before signing.
We read the Official State Gazette, not the headlines. If something affects your contract, we tell you, with the date and the article.
We represent you from start to finish, with no small print.
We set it with real data from the neighbourhood before the listing goes live: it is the figure that will shape the years ahead.
Mediation, negotiation and prevention of overspending.
About me
Expert in property management models and consultant specialised in maximising the profitability of properties without losing control or complicating your life.
After managing dozens of properties in Mallorca and seeing how frustrated owners were with traditional renting, we built a 100% professional method focused on what actually works: room lets and long-term lets, well managed and with up-to-date contracts.
Shall we look at your case?On 8 October 2026, letting a room became a primary-residence tenancy in Spain, with a minimum term of five years. On 15 November the renewal rules change. Both decrees are still awaiting validation by Parliament.
We have read it in the Official State Gazette, article by article, and summarised it in a guide we update every time something changes. It is in Spanish for now.

What our clients say
As an owner I am delighted with how Habitam Palma manages my properties, and I have trusted them with several flats. Tenant selection, maintenance and communication are fantastic. I travel most of the year and they handle EVERYTHING without me having to worry at all. Ouiam and her team are lovely. Very professional
A brilliant team with excellent customer service. They are very kind, they do everything properly, and they respond and solve problems in the flat quickly (all kinds). It has been my best experience in a shared flat in terms of quality and treatment by the landlord in all my 6 years living in Spain. Thank you!
Start wherever you like
We screen every profile before signing and stay with the tenancy throughout: the best protection against non-payment is choosing well and spotting any delay early. The contract includes the legal deposit of one month's rent (art. 36.1 of the Spanish Urban Leases Act, LAU) and the additional guarantee the law allows, up to two more months (art. 36.5). What the law no longer allows is requiring the tenant to take out rent-default insurance (art. 36.5): if you want one, you take it out yourself as the owner.
We are a management company specialised in room lets and long-term lets, not a generalist agency. We run your rented property from start to finish, with optimised processes and 7/7 support. And you pay our fees, never the tenant: the law does not allow management or contract-signing costs to be passed on to them (art. 20.2 LAU).
Yes. That is exactly what we do: furnishing, listing, tenant selection, contract, move-in, incidents, maintenance, payment follow-up and renewals. You collect your rent and pay us our fee, which we walk you through with your own numbers in a private, no-obligation presentation. No calls, no chasing repairs and no need to read the Official State Gazette.
Primary-residence tenancies, which is what the law has required since 8 October 2026, including for a single room (art. 2.1 LAU). They last at least five years, seven if the landlord is a company (art. 9.1). You do not lose rights if the contract is done properly from day one: if you might need the home back for yourself or a close relative, the art. 9.3 clause must be in the contract when it is signed, and we include it. What we do not do is dress up a long-term let as a temporary one: if the reason is not real, the contract becomes a primary-residence tenancy from day one (art. 7.2).
With us, yes. Not because we are different from the rest, but because we work with models reviewed by our legal consultants and tax advisors, fully optimised so that you take full advantage of the available deductions.
We will show you how you could earn more and forget about unnecessary admin.
